TRANSACTION MANAGEMENT SERVICES

Our Contract to Close package includes all benefits of the compliance package AND the following additional services and support:


  • Send a professional introduction email to all parties at the beginning of the transaction. 
  • Draft Amendments (verbiage must be provided by agent), route for signatures, track completion, and deliver to all required parties.
  • Monitor delivery of key documents: Existing survey, T-47 (or new survey as needed), Title Commitment, tax certificate, and association Documents.
  • Home warranty options are sent to the buyer (when seller credit is provided) and ensure the order is placed with the invoice being sent to the title for payment. 
  • Offer Utility Helpers concierge services to assist buyers with utility setup upon Agent approval.
  • Lender communication and Financing approval progress follow-up to ensure buyer is clearing conditions, appraisal is ordered/delivered, and loan is on track for clear to close.
  • Monitor the delivery of invoices and proof of repair completion per the agreement amendments.
  • Online seller questionnaire  to help collect information from sellers, which will aid buyers at move-in.
  •  Review the final approved closing statement, ensuring contract terms are reflected correctly. 
  • Client Review request for the agent 
  • Post Closing emails to client with signed contract documents.
  • MLS update reminders - text reminder to agent for change status or close out the listing.

  • Review the contract to confirm all required addenda, notices, and signatures are complete and accurate.
  • Verify all required disclosures have been signed.
  • Calendar syncing of all contractual key dates to the agent's shared Google calendar.
  • Upload all broker-required documents into the broker's compliance platform. 
  • Submit all signed disclosures, contract forms, addenda, and amendments for broker approval.
  • Request commission disbursement agreement and ensure delivery to title/attorney.
